Under Gas Safety Regulation Act (1998) all rental properties must have a CP12 certificate produced every year. Also known as a gas safety certificate, this certifies that the gas supply to the property and any appliances within it are safe to use.
Homeowners aren't obligated to have a yearly gas safety check but having an up-to-date certificate can be advantageous if you are planning to sell your house in the near future.
